I'm interested in learning investing strategies for mobile homes, but here in the Golden State (Sacramento area) we're paying Golden Prices both for mobile homes and lot rents.I've got the dough to make all-cash offers and fund the rehabs, and I can find units offered in the $10-20k range, but with the lot rents being so high ($400 - $600/mo.)

If you had assumable debt fixed in the 3's for 7 to 10 years you were looking pretty golden to sell in this market if you had to or wanted to.

But California is simply no longer the Golden State, and a lot of folks are gonna be in for a rude awakening as companies decide to set up shop elsewhere.Just food for thought.

And we have elected toddlers to run around halls of gov to handle it....Don't get me wrong, they open those golden gates I will be buying like a mad-man-maniac, but I will also be doing it with strategy in mind ready for strategic default when the cards fall.

But very smart Scum decamp to Portugal while the golden visa was still in play ( I am guessing) know they cant get sued there and just continue to do their thing on U tube and still market properties in the US making fee's illegally just like they did before..
