@Morgan McConnellOne of the biggest lessons I learned was to make sure that whatever you do your wife and family are in alignment sometimes money or lack there of to make people very nervous and make emotional rash decisions I would try my best to define what the goal is of why you’re doing this and what it’s going to do for your life ,maybe 10 or 20 years from now then you back it out with the strategy and the strategy could be to flip so many properties get out of debt.

I had $30k in reserves a few months ago saving for house #6 and now currently at I’m at $13k after a rash of expenses on my 5 houses including turnover, HVAC, roof, landscaping, etc.

Dinner at Mavro's or Sasabune is on me after :) I retired as Pilot in Command this year.. 40 years no accidents thought it best to go out on a high note.. when you do have an ut oh in small private aviation if it does not kill you it maims you pretty good.. other than hanger rash type things..

@Jayden HamiltonA property manager is 10% of the rental income max and well worth it so you can reduce the stress.Don’t make a rash and permanent decision on selling because you are stressed.

I would be curious what she finds objectionable.Usually I have a sit down with an applicant at that stage of the game, to go over the lease, and not only explain the languages in the lease as well as give examples and scenerios.Many first time renters are intimidated by complicated leases, and I don't know how many times I have seen this facial expression when they come to the clauses that deals with what happens if they die or go to jail, that needs to be explained.Now, your initial post said she objects to the "tone".

That's getting harder to do, as the price of used cars have really become obscene - thus, I'm up to 151k on my 2004 Titan, which is starting to develop the rash of 150k mile issues, but replacing it will be expensive enough that it offends my sense of frugality, despite the fact that I can afford to just stroke a check.
