I used to live with my sister's apartment without knowing that the real landlord of that house she rented was dead...sometimes we hear of a child laughing at 12 midnight,we haven't any baby or child in the house and we even experienced that there is someone's watching us....our apartment has 4 bedroom, with basement.

:wink: noticed your sig....my mom is interested in buying near portland (i think an hour north last time i checked)...i don't think she's going to be able to go right away but i might have to look you up whenever she gets to that point. which actually reminds me of a thought i had earlier. my mother and sister i HOPE HOPE HOPE are moving out here to tucson for a couple of years or until she sells her home in MO and she is a stay at home mom even though i am married and my sister is in college so i am hoping to hire her on as my project manager and benefit us both!

My 2 sisters and I inherited our mothers condo in 2005, put the property into our names in 2006, we decided to form a LLC in 2007 for tax purposes, now we need to file taxes for 2006, 2007 can 2006 be filed under the LLC.

If it's like where my sister has a new home with clay soil they now make you put in an elaborate pump and two tank system that needs inspected every two years charging you 250 dollars each time.

I do have each person on the lease.The type of tenant base this is however is that say a mother,son and daughter live there.Her sister approaches the mother and says let us move in and we will pay 250 towards the rent as we can't afford a place of our own.Upon our bi-weekly inspections we find that the sister and her 2 kids are there.Now you have 6 using the water etc.The reality with apartment buildings of this age and tenant base is that families consolidate to save costs.They might be renting an apartment elsewhere for 600.Job hours are cut and they move in with sis and pay 250 and save 350 a month.The extra usage of water is what I am concerned about.I do not condone extra people there but want to control extra water usage.

@Mark i really appreciate your naivety and lack of pure investment soundness :p @Chris we have some neighborhood organizations but i think theyve been exhausted and havent really done much for years- they need to be restructured, revamped..We a huge church community, a large beautiful motherhouse for the sisters of josphine of carondelet- here is a link to their site.
