This area Isle of Palms) has some of the highest appreciation in the southeast, and all of the properties that I have sold here to other investors do VERY well- but, again, this is not an area where you can get a 'deal' in this market- you have to pay more, but you will rent very well and make money. 

There's a lot to learn and meeting investors who are doing business in southeast Michigan is a great way to start your journey.

In general it is going to be hard to find properties that meet the 2% rule...though they are out there in the cheaper condos in Temple Hills, Suitland, SE DC on the south/east side of the river.

For me in the South East I can't see it.

I am not familiar with the Cleveland, OH market, however, if you do not find what you are looking for and want to look at other excellent investment markets in the South East, then you need to take a look at Birmingham, AL, Huntsville, AL and Tuscaloosa, AL.
