I mean I personally for closed on 250 SFR's that were owned by CA investors who could not make it.. even when I offered to refinance at bank rates from my HML rates.. some areas did better than others.. but to say cash flow saved the day as a blanket statement simply NOT true.

I think through our experiences we have now shaped a story that you shouldn't be so quick to discount this highly profitable market, and now more discussions and strategies can be had going around vetting WCNs, which is a lot more helpful than blanket statements of "stay away from THAT neighborhood."

So to blanket statement saying never invest in negative cash flow may be something that resonates with you but should not be the rule of law for investing.

I disagree very strongly with blanket statements saying Milwaukee and Madison are the worst cities to invest in and that you should stay away.
