I mean I personally for closed on 250 SFR's that were owned by CA investors who could not make it.. even when I offered to refinance at bank rates from my HML rates.. some areas did better than others.. but to say cash flow saved the day as a blanket statement simply NOT true.

I think through our experiences we have now shaped a story that you shouldn't be so quick to discount this highly profitable market, and now more discussions and strategies can be had going around vetting WCNs, which is a lot more helpful than blanket statements of "stay away from THAT neighborhood."
