When you spend money on a real estate course, you won't automatically become instantly wealthy or live the life a millionaire or billionaire.  

If we lived in an ideal world everyone would be billionaires, but we don't and the expectation is that people do and will make mistakes and you will pay the price.Don't be anxious to invest money burning a hole in your pocket.

Carl Icahn said his biggest position is shorting CMBS (Commercial mortgage backed securities) this week, which is scary for the commercial real estate market ,but if he is right and I dabble in shorting some of those, a good win.

Why would somebody on the David Green team be asking this question, and not already be a billionaire from their out of state brrrr portfolio

As crazy as this sounds you can exit faster and with less harm than leaving the military(lol).I think there are only 3 people in the WORLD who became Billionaires working for someone else(versus owning/selling/starting a company or being born with a Billion) up until 2010ish.  

A wise billionaire I partnered with for years had a great motto: “you can’t go broke making a profit”.
