Keep in mind I have been on this silly roller coaster since 1975 and lived through some very hectic and tough market conditions. 

Just that the last several years have sort of been a roller coaster ride.

But be warned, a REIT is a roller coaster of volatility.

And let things was out to maybe finally find some stability and less roller-coaster economic actions. 

From the beginning of the "Fed Rate Roller-coaster" ride started it had been running commentary as to "what will the Fed do", and when I had been asked I replied like a broken record "well, what did they say they would do?". 

It's easier to find cash flowing properties with 20% down, but we don't get the roller coaster peaks and valleys like a Dallas or a Houston.

Just remember most of US myself included on BP are Blue sky the business is great etc etc.. the reality though its far different than what those who preach cash flow homes as an investment vehicle... the closer you are to the asset and the more involved with the asset especially in the beginning is important.. buying one rental 5 states away can be a real roller coaster if it does not go right.. and anyone who has owned rentals knows it NEVER goes perfect..
