Here's my horror story, although just more of a lessons learned.I placed a contract on a house in Oak Cliff, TX (Dallas proper) the owner was asking 110k for a 'shotgun' floor plan, 4 bed, 2 bath, 1720 sqft built in 1957, remolded in 2003.

KITCHEN:  (1) Oak Cabinets, (2) Lowes Laminate Countertop (Item 352060), (3) Bone tile throughout Kitchen & Dining room, (4) Black appliances, (5) Black double sink. 

Once Chicago property taxes start to equal Park Ridge, Oak Park, Palos Heights, etc.

I did put granite tops throughout and installed solid oak floors. 

Go to the Detroit suburbs, Macomb County: Warren, Roseville, maybe south oakland county like Oak Park, Hazel Park, Madison Heights.These are not "A" areas remotely, probably C+/B-.
