I am a bartender/waiter in the Seattle area, thanks to bigger pockets I am able to do a house hack and get the majority of my expenses paid for.The pandemic has shown me that my profession is probably gonn be on somewhat of a hault for sometime.I have my real Estate License, and have sold real estate, looking for any response for the next job or career change in regards to getting my income from a difference source, or what other entrepreneurs have done on here to achieve their goals!

in Colorado you can pay a referral fee only if the unlicensed person receiving the fee has nothing to do with Real Estate as a profession.

I've found, in multiple conversations with my CPA, that most people will have a hard time "proving" that they're working the required number of hours in real estate to qualify for REP status.The reasoning being that if you have a full time job that takes 40hrs a week, how many hours a week are you actually able to devote to your "real estate" profession

I know this will come across as cynical but if you really want to make money in wholesaling then I would recommend you do what most self professed gurus out there do: copy and paste their courses.
