@Jay Hinrichs and as a result I try to 'bulletproof' my SFR's from the next GFC.My 'limitus' test is can I withstand a 20% cut to my 'top line'.  

There is no gas, no oil changes, no brake jobs (regenerative braking provides most of the stopping power), no alternator, no spark plugs, no exhaust system, no belts, etc. 

Overall, it was an exhausting process and I feel like I got burnt out on the whole thing, despite being relatively close to the finish line for this first deal.To that end, I feel like perhaps this stuff isn't actually my passion, so I shouldn't waste further time or money trying to pursue it.

. $1500 for the tank & the rest was "meeting code" for the exhaust draft inducer & upgraded propane line-feeds.

I prefer the get rich slow through traditional rentals route as everyone needs a place to live and this method is time tested to withstand the ups and downs of the market.

I don't want to work and BRRRR sounds exhausting. 

You can increase your liability coverage with an umbrella policy (provides coverage if the limits on your home or auto policy are exhausted in a claim).  

It protects it from outside liability (let's say you drive recklessly and kill someone, and your personal car insurance gets exhausted, the suing parties cannot come after the rental property because it is not personally owned by you).
