The few that don't get rooted out PDQ.Imagine how much your costs would go down and how much savings you could pass on to your customer without all the ridiculous fees and permits in the Pacific Northwest.I just watched "Million Dollar Listing Los Angeles" episode where a guy bought a lot on a bluff overlooking the ocean (far above the sea) to build a house for his kids to grow up in. 15 years later he was selling it never having moved in.

There's one in Brea(867 Oak Knoll) that rented for 3700 a month and the owner purchased for over 910k( I think it could have rented for more as is, even more if they would have replaced the flooring).   20% down and 3.15% would be a 4250 a month payment.

North Linden, South of Main, Vassor Village, Woodland Park, MT Vernon, Milo-Grogan, Franklinton, Merrion Village, Hungarian Village, Southern Orchards, Driving Park, Olde Towne East, Franklin Park, King Lincoln, Old Oaks, Livingston Park are all but not limited to some areas in Columbus, Ohio I think will gentrify quickly and make for great long term buy and holds.

King Lincoln, Southern Orchards, Old Oaks, Olde Towne East, Merion Village - that whole east corridor of Columbus around Children's is blowing up so the biggest thing is getting into contract on something as the market is crazy hot.
