So I can no longer work as a nurse in corrections a massage therapist my 30 year careers gone in an instant.

I guess I'm not surprised because when I call my fellows agents, half or more of them can't be bothered to pick up their phone and would rather text, or whenever they actually pick up they always sound like they are at Target or getting a massage in the middle of the day, and not actually working. 

When this happens, they have to "massage" the search range to include other properties that are actually comparable.  

Use what others have said as a base and massage it to where you're comfortable to pull the trigger.
