From talking with one of my mentors and doing some research on apartments.com and other listing sites, the belief is that I could get $4,300-$4,600 for Unit 1 and $3,300-$3,600 for Unit 2 which would give me a total rental income of $7,600-$8,200.The list price is $1.3m.

I have a very similar story- been listening to the podcasts religiously for the past 6mo, but live in an area where buy and hold numbers don’t make sense.

In terms of days on market they more than doubled, but my own personal belief on that is because a lot of the homes are not renovated in this area and are just being sold as empty shells, so they sit for some time.

I was brought into my manger’s office because this was their belief of the situation.

@Jay Hinrichs@James WiseJay, we all have lives outside of BP so I haven't yet heard from James with the information I requested from him regarding his belief that subject to somehow how falls under the category of fraud. 

I have been in this game for 3 years now and I love studying real estate and learning, and since I started, I've overcome false beliefs and acquired new mindsets.

And contrary to what seems to be the belief, there is quite a bit of higher income earners in the city who would love to live closer to work rather than 20-30 minutes outside the city in the burbs.The important thing is to get to know the market you want to invest in.

I personally am more restrained in calling someone sensitive, thin skinned, etc than Jonathan but you have crossed the line to were I share his belief.  

In my market there has never been a time span of 12 years without increase and the 12 years was after the Great Recession.My belief is the reliability of each depends on the market.  

My charter, expectation, and belief is long-term growth.
