However it is my belief that MF properties properly analyzed and researched with the right team members could be resilient in recessions. 

But you and others project your beliefs/business models on it and find that it does.You are not the arbiter of who is and who is not a bad landlord.

They and he/himself are transparent to their goals and beliefs.

Then again I always went to a private RC boarding school, so have no problem with the quasi-religious aspect of it.

My belief is that most real estate appreciates over long periods of time and sometimes short periods of time. 

This demonstrates a widely held belief, if you will, that cash flows and value are inextricably linked. 

This shows how quickly cash flow can increase (but your units will be rent controlled and can only have rent increase of 10% = $370/month ($740 total for both duplexes)).It is my belief that it is a terrible time to sell and you likely would take a big loss. 

I truly don't understand...It's beyond my belief...For years, we held your hand every step of the way.
