I also question that.The golden era of buying rental houses was from 2010 to 2014.  

Do not count on the $40000, it may not be available for three years, golden handcuff type compensation.This is a leap of faith.

You can still dabble, do some things you like…if you see a golden property, buy….if in 2 years you get bored, do a couple more things…but I think so many people feel like they “have” to work…and we don’t.
