Listing agent might (correctly) come back with "F that noise, I'll just kick in from my commission..."

The animal, and/or the Tenant can be removed if the animal creates recurring noise or nuisance.

You'll get rattled by the institutions & the everyday tenant.  

On dog size I feel differently because little dogs although maybe they can't do as much damage, in my experience they are yappers so a big noise issue. 

The noise from upstairs is annoying so next time I'd do more testing of the quality of soundproofing in the ceiling (older home so wasn't as good).

@Marc Winter we are  struggling with this exact issue on carpet vs laminate but being a second floor condo sometimes its noise and sometimes there is alot of subfloor work to put in the vinyl, increasing the cost alot.

This is my first problem of this nature and it has me more than a little rattled.

One of our properties is on the far south side over my UW-Rock, which is my favorite rental spot because it's full of single family and duplex homes, lots of cul-du-sacs that keep traffic noise down, and near the interstate.

I own an upper/lower and it can be loud for downstairs and been contemplating putting carpet in the bedrooms in the back just to deaden noise for privacy.
