I primarily use the BRRR method, so the end goal is to have little-to-no cash invested which means that Cash on Cash Return is not a really meaningful metric.

In real estate investing I see that I have to change my traditional ways of thinking and realize cash in hand today is many times more meaningful than future savings.

I'm learning as much as I can abut this industry to help my clients in meaningful ways.

The auto and the gun are not comparable by any meaningful metric, IMO.

For me, having at least a little equity in my personal residence is a must-have.Now, the $100K equity number is meaningful to me because it means that I could sell my personal residence on the spur of the moment and generate enough cash that I could buy another (much less expensive) house for the family to live in and own F&C.

The first 1000 letters went out to absentee owners and our response was about the same as yours (10% response rate and no decent leads). 1000 letters isn't very meaningful in terms of real data, but that's what we found for that small sample.For other reasons, we're now focused on distressed homeowners and this is going much better.
