When there are multiple contractors and  sub contractors involve like a framer, painter, tile man, electrician and others.

I would have paid a painter $1200 to repaint the two rooms and had you pay $3200 before I would have done anything like this. 

Learned how to use a pnematic nailer, and became a great painter.

For example you cancelled painters and showings but now feel aggrieved and unsure what the outgoing tenant can/should be charged.

Paint is not rocket science, and he asked if I had any work that needed doing, so I let him do the paint job instead of my painter (accepting in my mind that if he didn't do a great job this was going to be charity).

Planning to ask PM to ask her contractor about partial paint-job and also have an independent painter go in and see whether they feel a partial paint job or full would be necessary. 

GC can end up cheaper bcus they already have established network with subcontractors. still, it's good to seek out those plumbers, flooring, painters etc to build your own estimate too.

The bathtub will need to be refinished.The hardwood floor underneath the carpet looks to be in quite good condition, and should only cost about $1000 to refinish.The painter is due to start work on Tuesday, beginning with scrubbing the walls and ceiling and moving on to primer and paint.
