I love this strategy, its not flashy, it takes time but its a great way to build a trail of rentals and build a lot of equity along the way.  

If this escalates, having a paper trail will help.It is definitely frustrating when tenants pay rent but not utilities, but you are smart to get ahead of it before it snowballs.

With STRs, location and experience design really drive returns—nature-focused properties tend to do best when you highlight unique features (seclusion, trails, views, hot tubs, fire pits, etc.) and create a guest experience beyond just a place to sleep.

Just keep house hacking every year or two, but another duplex or better yet, a fourplex and leave a trail of rentals in your wake.

If you are being reassigned every couple years, you can continue to house hack over and over, leaving a trail of performing investments behind you with little to no capital down.
