PS - brothels are illegal here. 

Part of it comes from it being a college town with old time brothel municipality legislation.

Probably be low market for the entire building, but as noted, could be STR, could be mid term or running a brothel.

The rest I get lawsuit, lawyer friends, "shows" at the house, brothel, home business and....

The laws used to be to prevent brothels from coming into towns, but they have since been used to prevent large living places like fraternities from popping up in quiet neighborhoods.

It also doesn't know if there is a brothel across the street

I trusted only Zillow before and got some scammer who used my property as a brothel / casino.Not trusting you enough to provide SSN number is a red flag.

If however they have verifiable income and work out of a legal brothel outside of Vegas and everything else checks out I’d rent to them.  

We bought a 4plex (also our first) in UT that turned out to not be the "up and coming" neighborhood we thought, and soon after moving in learned that it was the town drug house and brothel!
