All this to say I would go with the local company. 

I don't care about home inspection, I'm willing to take my chances as I know the house well and the area well.  

I am sure the number increases if I cared to continue on. 

I got push back last year from an HVAC company that didn't want to enter the basement of an apartment building last year if no one was there.

I pay a Property Management company in the state of Ohio to manage and take care of the Single Home property that I once lived in that is now a rental property.

The numbers probably look good initially, but I expect over time the expenses get tough and the ROI decreases.Never heard of them, don't know anything about them, but it is a model other turnkey companies have used as well.  

That being said, I am considering making the switch to a new Property Management company.
