I got a guy up in LA that does all apartments and some SFRs, but has been running the PM company for years and charges 5% monthly and 50% of the first months rent.

However, I came across a YouTube video suggesting that lenders may look unfavorably on this rental strategy when evaluating applicants for a DSCR loan.Could someone clarify whether this information is accurate?

I set the Credit Score as 650+ negotiable in Zillow and I had two immediate applications with very bad scores.

We've all been there.You have two not great options here realistically:1) Stick with a squatter and collect no rent (or deal with uncertainty)2) Move to evict (sounds like you've already posted the applicable notices) and pay for an eviction and a renovation, re-leasing as quickly as you can to get the cash coming back in.

I suspect this isn’t practical now but he used to personally take application to their residence to get an idea of how they cared for their home.

Our flip applications are super-slow, but we're still getting ground-up financing requests...particularly at higher price points.
