Some people will simply transfer the property anyway and then simply make sure they do not make late payments or otherwise default on the loan because most lenders won't spend the time and resources to audit the account and discover the change as long as borrowers are making on-time payments every month. 

Bottom line: hubris can be a fatal flaw.

Pls let me know where you disagree fundamentally.Even though I haven’t run the numbers in full detail, I noticed a flaw in the AIO simulator which seems extremely misleading.

Who is doing that estimating, and what do you do when you get into it and discover more work is needed that you didn't budget for?  

In working with many clients as a broker over the years - the issue I discovered from really just talking to them is a lot of brokers are living deal-to-deal and don't really have a business set up - so there's commission breath going around plus the fact that instead of giving the current client white glove service, they are already looking for the next loan to close and often consider the one in the pipeline already in the bag.Just my experience.
