The lease is up in Feb 2026 and I’m considering converting the garage and moving to renting individual rooms to increase cash flow.. any thoughts on moving to this model?

I would think this model works best if the property is close to you.

We have friends who can immediately co-list with us so I plan on leveraging that expertise to relieve some of the mental burden.

There are very few places in a city that you will find the correct zoning for the pad split model/  However, most cities do not have any significant enforcement.  4.
