Is this is for a large job like a remodel or flip?

I have experience in economic development and finance, but am looking to build a portfolio to not be 100% dependent on a day job.

When choosing a market, I’d focus on population trends, job growth, rent-to-price ratios, and how landlord-friendly the state is.

I’m hoping to get into real estate investing a couple years after graduating pending job opportunities and funding of course.

It positions us perfectly for the future: energy, data centers, industrial expansion, reshoring, automotive jobs, all of it.

However, real estate should not ever be in an S-Corp because you lose the ability to take key tax benefits like depreciation and pass-through losses, which can increase your overall taxes.Another point to consider: S-Corp owners can pay themselves a reasonable salary, which affects payroll taxes and how much profit flows through.

What assurances do you have that they will do a good job? 

It is just hard to scale and pay executive salaries with that strategy.
