Some of my initial research has pointed to work with real estate attorneys and tax CPAs - I am wondering if this seems accurate to anyone who has gone through this process or if you have any suggestions to aide in my search.

Screen for reliable tenants to lock in flow fast.Refi: After renting 3-6 months, pull 75% LTV with a DSCR loan from local banks—could net $150k on a $200k ARV.Family: Have a gentle talk, offer 30-60 days to move (IL Legal Aid has templates).For partners, I know folks in IL who vibe with tech-driven investors—happy to connect for a profit-split chat.

If you’re thinking generational or long-term wealth, hold.Risk tolerance: Some investors sleep better collecting smaller steady checks than chasing bigger but riskier returns.Discount vs. yield math: Sometimes it’s worth selling part of the note — you can even do a partial sale to pull some capital while still holding the tail end for cash flow.Personally, if it’s a clean, performing note with solid equity and no headaches, I’d hold it.

Is a good night's sleep worth the price/hassle of additional bookkeeping and fees?
