This is a strategy investors will use to scale quicker since you have the primary residence and 1031 opportunities.

You’re right that BiggerPockets tends to default to rentals, flips, and conventional strategies, and anything outside that lane can draw a lot of heat.

I’m especially interested in real estate syndications, but I don’t yet feel confident in my ability to properly vet deals or identify reputable sponsors.My wife and I are preparing to get started with small multifamily properties in the Midwest, although this strategy has risks and drawbacks as well. 

In fact, I use the same strategy you mentioned with a lot of my buyers to help them bring less cash to closing.

For a BRRR strategy, this kind of market gives you room to buy, rehab, rent, and refinance while building long-term equity.

NJ is great market for it,  my wife and I got to Fi leveraging house hacking strategy and I now I help new investors get on the fast track and avoid the "Stupid Tax" I had to pay. 

I had nobody tell me what to do, guide me, & essentially have been DIY since I started, then been investing in many different things over the years while being conservative & prudent with my strategy.
