New gutters, new drywall on 2 units, 50 window replacements, central a/c (working with this electrician and plumber to do), vinyl flooring in 1 unit, refinshing wood flooring in 3 units, tilework in 4 kitchens/bathrooms, installing cabinets (already bought).I have about 85k left to spend and also have done all of the demolition, trash removal, design work, and most material acquisition.

Added curb appeal with new front and back decking, wood railings, stained and painted, new soffits & gutters, simple landscaping.

The end boss is solid wood floors.

Having property management when you are house hacking would be like hiring a cleaner if you owned a cleaning company.

It may be helpful:I can give you some general info on insuring the property:Here are some things to look for from an Insurance prospective:1.Any in-ground tanks (active or inactive)2.Any Knob & Tube or Aluminum Wiring3.If built before 1978, does the building have Lead Safe certifications4.Any wood stoves or secondary heating units.

Now I am lucky in that I only had one late rent payment last year and haven't had one since (knock on wood) but currently my late fee is only $40.
