Mine have smooth and popcorn ceilings and I've never heard a complaint about the style of either.The only problem I've had with the popcorn ceilings is repairs can be more visible.

Any positive cash flow I had was eaten up by repairs necessitated by purposeful property damage, a lot of it by random vandals, and by former tenants who were kicked out.

The generalized slang of "buy under market value" is a short form way of saying "buy at a price that affords correct margin to effect what repairs and problem solving is necessary with an appropriate profit margin and carried costs to make it a net profitable venture".

So rather than add another “sounds good, has anyone done it” strategy, I’ll merely lay out an actual transaction I completed (a number of years ago), which combined RE and Business for greater profit.I purchased an auto repair facility at bankruptcy sale for $115,000.
