Most get screwed by underestimating rehab budget and being ripped off by contractors who take money and procrastinate or just dump them and run away.

There are plenty of rip offs in the investment world.  

In CA you can definitely add the ADU to the existing property but adding a hands off ADU in Southern CA is typically a poor to horrendous RE investment.  

Not a lot of stuff to steal off of his trucks etc..
