On a macro level, I'd bet on increased demand for suburban and even more peripheral / rural residential housing.

Enter the next challenging dynamic:  the way our peripheral cities are developing:  Buy Field, Develop, Build. 

Most 3 units are a duplex with finished attic - and come with a number of issues on the peripheral infrastructure like parking, laundry and storage space.

@David Slamer  you may want to to consider broadening your search to peripheral markets or areas/suburbs away from you. 

Courses are helpful, but the many peripheral services they offer are very expensive and can been done as well at greatly reduced prices elsewhere if you look for them.  

You have funds; no need to waste time with peripheral industries.Wishing you great success!

Secondly, I would reference those peripheral areas and look at larger developments or city development plans that are going on.

With supply being in the red across the Austin-Round Rock MSA, supply in peripheral cities is being uncovered and made available to purchase. 

@Garrett Schmidt you might consider picking a desirable midwestern city, then specialize in an associated peripheral market.

If you're looking in MN, I'd suggest a strong more peripheral market like St Cloud for ex where you can find a decent duplex needing some cosmetic work for around 100-120k, fix it, refinance out.
