Just sold a 2-bedroom single-family for $140K to a new homebuyer that I bought for less than $70K cash from a local investor who wanted out of the affordable rentals game four years ago.

For a typical 2-4 family building that's about 2,500 to 3,000 square feet, even light renovations could run over $100,000.

Country is good, but they are leaning away from multi-family and won't do much over a duplex unless if it's a new construction.

This shouldn't change things in your mind since a renewal will just prolong a continued late payment for the rest of the renewal.2 - They will move out early...not likely, but...3 - They will move out after the lease expires.
