My general question: All of that data would allow for an effective decision on property - but is the general flow sourcing (via public/tools/web) -> running HOA/community check (preferred areas) -> comps with plans/DOM/sell speed -> gathering larger area picture -> rapid underwrite to verify decided property?

Unique location - some run down properties, some brand new duplexes (for reference I bought my duplex in 2021 for 104k, the one two doors down sold for 424k), college students, crackhead foot traffic, a few bars, people on bikes - you can kind of get the jist.

Thanks againAs for Austin: Companies and events are leaving Austin or canceling, airlines are canceling routes and I personally know 5 families who left Austin (fed up of the traffic, hype, $17 tacos and sheer heat) so I am going to disagree with you on the net negative growth.
