And when he tried to protest again she had the Bailiff remove him from the court room and as the bailiff is removing him he is shouting with his finger in the air, "I will appeal, I will appeal all the way outside the court room and into the hallway where there were a ton of people waiting their turn to get into the court room.

Unless all parties lives in the same town or county, and / or you have unified county or state police, and everything took place within those corresponding boundaries, any police dept. is going to point the finger to another city's police department to deal with it - because it's a pain in the butt.example - the branch that issued the starter check is in town A, your rental is in town B, you received the check at your home in town C, written to your LLC which is registered with a registered agent in town D.

Even if they reported it, they can deny it, then blame the seller, then the seller blames them, then someone blames you, then you and your wife can't sleep at night because it's so stressful with all the finger pointing and potential lawyer junk fees to sort it out over a couple hundred dollars....Once the place is vacant go in and fix everything to your standards and start new.

Contact the other buyers informing them it's under contract and that you will hold the offer in the event that offer falls through, they may pull the offer as well, usually they will let it ride with fingers crossed that the contract falls through.If none of the multiple offers are accepted and you want to negotiate further we simply make the highest and best informing them of multiple offers made, this doesn't have to be as a contract counter but a fax or communication is sufficient giving them a time line.The key is simply communication. :)
