There is big Amazon warehouse south of Hueytown which is driving some of the investment in that area (promise of new jobs).I would suggest you call a few local property managers and get a feel of the area.

Look at the  bank bailouts and tax breaks given to companies like Amazon to set up warehouses.

Ex: don't buy a warehouse if you like SFRs.

I have 2 spare water heaters in the warehouse, I have spare stoves, fridges, and a few faucets, toilets, tons of shark bites, etc. 

They've created tens of thousands of jobs, along with several Amazon warehouses.

With the utilities on, the building temperature stays relatively the same.

Half properties are commercial high bay warehouse with office upstairs and the rest are residential.
