D) or even bird dogging (Par G).For all of the wholesalers who are howling at this thread, again, please ask yourself this question:  If your position is that unlicensed wholesaling is legal, why would ANYBODY ever need a real estate license - including the over 2,000,000 licensed agents who pay $500 - $1,000/year to maintain their licenses?

"Thanks for the detailed replySo I have 2 good mortgage lenders, a really good contractor based in Jax's but will come down for jobs, PM I will worry about once I find a propertyIts finding the properties that I am having issues with and using an FHA loan for a MF I dont mind doing but in my area the only things under the 775k limit for a quad are in not great areas so I wont want to live there plus the average person there isnt someone I want to rent to/deal with as its truly D or below class  Okay, given what you describe of the market you're in you may want to pivot the strategy to SFH in A-class neighborhoods that are distressed enough to not be overbid by thirsty buyers.

Yes, you can get (theoretically) even more than 1% in rent but then your neighborhood would be C or D or even E class and the appreciation would typically end up being lower.The time when this was all possible is about 10 years ago.

I live in the next city over from Ray. getting properties around here for $30k is almost impossible, unless you go to "D" or below areas.

. $50k + for anything renting above $800If you look in a C-, D or F area you will see some single family homes that are tenanted and rent for around $550-$650 in the sub $30k price point.
