Travis,         I agree and under no illusion that I may have to get a W2 in the near future.

Most think that the longer the lease the more 'stable' the property will be but that is really just an illusion on paper.

I think there is some grand illusion that private money is cheaper than HML.. when in fact the rates are basically the same and private could be higher.. it goes without saying that this lady is responding to the criminal pump and dump scammers that infect Social Media platforms.

What all these people are doing is mass mailing, texting, or calling blindly, with the illusion that somehow, magically their magic list is singling out motivated sellers.Tall grass boarded up windows, notices on doors, inherited a house, foreclosure, relocation, jobloss...

Since half of S^P500 index is heavily influenced by three stock only MSFT/AAPL/AMZN/GOOGL this gives illusion that stock market is doing well, while performance between tech heavy index and small cap index is varying in great deal. 

However just the nature of the asset class's vis a vi where many Turn Key and other wholesalers work compared to the more expensive areas are just really tough to take on if your not fully prepared to do so and you have an illusion that a sales and marketing company has sold you on. 

On the other hand, beating out the really small operators, the many local hobby landlords with only one or two properties who are still under the illusion that cheap apartments can be a passive investment, well, that happens almost as a given.We give our tenants a good deal.

I think passivity is an illusion.
