Hi @Darian Mo, I would consider adding her to the lease, like I would do with any adult living in the house. 

But I cannot see why this is in the Public Interest - if the agreement to make a consulting payment is between to consenting adults. 

Rehab is almost complete and I'll be listing soon, so I'm cramming on my tenant screening education.There are two basics that I keep running across: 1) Make sure income is at least 3X monthly rent, and 2) Make sure each adult-age occupant submits an application.

Just going to cause you more grief and expense.Sometimes surprised inspections are done because of suspected rent violations, maybe they sublet an room or have moved in unscreened and unapproved adults, sometimes the original renter is not there at all and a whole new group of people are living in the house. 

We'd just strongly prefer to have responsible adults who can actually afford to live in our apartment instead of college students.

For anyone else planning to do similar, it hasn't been mentioned yet that there is a 4 adult maximum for any STR outside of the STR  District, and additional parking is required (and there are several more requirements depending on zone as previously stated).However the good news is that I have heard from several others and per my own light reading of the ordinance the number of rent-able days for STR's in the City of Charleston is no longer a 72 maximum. 

Do they let disgruntled tenants walk all over them with no response, get in internet tough guy arguments, or have measured adult responses to unfounded accusations?

This type of unit would work well for trade school students, professional trade folks, or single adults.
