I've finally gained the nerve to join the site and reach out to the community. 

First, unless you really know what you're doing, searching and as or more importantly examining title, yourself is a little like rolling dice. 

Legal records can be harder to examine the further away a tenant moves or the more time that has passed, making them easier to miss.

IRR does this by examining the effect of time on the value of cash outlay so timing is everything.

There seems to be opportunity in Fellsmere and Sebastian, to the north, which is even quieter than Vero.I'm not in a position to help with any deals just yet, as I am preparing to take the state license exam in a few weeks, but let's stay in touch!
