If you are self managing short term rentals, there are a number of tools available to help streamline some of your systems (combination of hardware and software).

These guys have been in the business for 15-20 yrs and have been the first movers all of these years, starting with NoLibs back in the day. 

These were not simu flips, but I have almost always verified funds using my own funds and closed with someone elses' funds, ie a mortgage.Stephani streamlines this by staying at the same table and using her 3rd party buyer's funds to close her purchase.
