Notices on their doors.Look in their mailbox (don't advise that) for adult magazines.... and while you are at it, see if there is backed up mail in there too.Boarded up windows. Those are good houses to scout and spend time on finding the owner.Get a list together, and send them a nice metter, ideally with a picture of the house printed (so the owner actually thinks you are interested in HIS house and not just mass mailing a ton of people). Please do not sent a hand written letter (UNLESS) you do it right (yes there is a way to do it right).Remember... most important thing.Yell "monkey power" from the top of your lung every morning out of the window.Between 4:30 AM and 6:50 AMGood things will come your way when doing so.

One of the times I stopped by there was a an adult male in a bed in the living room sleeping. When my contractor went to do some fixes, he mentioned to me that he found their living arrangements strange; he had to put up a smoke detector while the older teen had a man in the bed, for example.Over this weekend (approaching the first month I would be collecting their rent myself), Tenant "A" texts me, and then we have a phone conversation.

I told them when they own millions in real estate and are a millionaire like me, I'll do things their way, but when you are so broke that you have to live as four grown adults in a single house, you're not the beacon of success and critical thinking so we will do it my way.In other cases I've also just opened the door and gestured for them to exit when they tell me that if I want to know if their dog is a pit-bull (they claimed the don't know the dogs breed but pic looks exactly like a pit-bull) I would have to pay to get it tested (this after I said only small dogs of 15 lbs or less at the top and bottom of the listing, and emailed them about it before the tour yet they still show up to tell me they have a 40 lb pit.I just told her no thanks, walked up to the door, opened it and waited for her to get out.I think with intellectually challenged people you sometimes have to be stern and lead them.I think I'm just going to ask problematic people to leave early on.

They also generally are near walkable areas with lots to do and of course where you can promote you’re within 5-10 mins of downtown, also known as “Disneyland for adults who like to drink and party” ;)You just have to know where the opportunities are and that’s where a good realtor comes in.

They are 4 adults and 4 kids.Their reason for not taking me up on my offer to let them stay somewhere else is that they said its unreasonable to find last minute accommodations and the cost was prohibitive. They're claiming false advertising (due to the omission) and the guy with a bad back got zero sleep and his dream vacation was ruined.
