I am guessing the people you're talking about borrowed on an ARM or a balloon loan, both of which I consider to be tricky debt instruments to use and generally I wouldn't use something like that unless I have checked and verified my exit strategy a hundred times.For me the biggest concern in a crash was vacancy.

Rather than 'talk radio' or the news droning on in the background, or music i've heard a 1000 times before, I can just put the podcasts on in the background as I work on the house or mow the yard or watch the moon come up at the backyard fire.

I discovered that even with hotels and AirBnBs, there's a shortage in STR due to extreme demand for the music scene, 3 sports arenas, the university, 3 nearby hospitals, and the fantastic nightlife, particularly by Bachelorette parties.

It was an 8 unit building and it was a total disaster for all of the other tenants loud music, crack, heroin, property damage mad orgies etc...Evictions of this kind take forever and the local PD wasn't much help so we had to hire off duty police officers to work 3rd shift security till we got her out of there.
