(that a post for another day)  Well thank God after a ton of work and months of drama, that included a birth of our baby girl who fortunately came on a Friday night so we could shut down the project for the weekend, we rented out the 3 units to great tenants.

I’m talking about straight up buying a quality NNN, getting your yearly 2% rent increases, no major drama wrt to tenant or the location’s intrinsic value changing due to outliers.

downside risk has to be considered so really depends on what and where you guy.Buy cheapo C/D class  then no way in my mind.. buy something very nice upscale with very little chance of tenant and market drama then maybe..

A little nicer area would have reduced that drama and attracted more quality potential tenants during vacancies.
