Neither one of you are going to want to have to explain to your future spouses or significant others that you still own a house with your exes (and deal with that drama).

No inspection prior buying and the whole family drama would be a lot to deal with.Did you eventually decide to pass on or did you buy it?

Personally I like the A-B neighborhoods, south of the mason dixon line (the winters aren't as harsh), because it's a safer more consistent investment with the rental clientele you're working with and it's almost guarantee'd you'll get every dollar invested back, of course if you buy the right deal.

Then use those reviews and bookings to do at least 2 weeks, which even in areas with harsh STR rules (Boston) you would be ok to do.

Winters are harsh, but when summer comes around its all worth it.

Regarding COVID, you are kidding yourself if you don't believe in a harsh winter in the United States.
