I have been very intrigued with the idea of wholesaling and owning rentals and from what I can tell it seems these are two RE niches that many BP contributors suggest as good beginning outlets in the REI world for newcomers.

I've seen too many bat crazies  and what are you going to do when the tenant says your handyman stole their diamond necklace off the nightstand or someone takes a rock and cracks open the lockbox and breaks into their house and the tenant holds you liable.

Something like an electrical panel replacement is a problem, if you swapped out some outlets, that isn't as big a deal (at least in my area).If we are talking about major construction, like an addition, they could make you tear it down.

@Matthew Irish-Jones wiring was from the 50s, he removed all the old wiring from attic and crawl space and rewired the entire house with Romex wiring, added a breaker box with new breakers, new light switches, outlets, and covers.
