My understanding is that historically the city restricted STRs though a local ordinance, but this changed when Senate Bill 1350 became law in 2017, restricting municipalities from prohibiting STRs.Visitation has skyrocketed, and it seems there are more visitors in the off season months.

I found out the best policy tells the future tenant once they fill out the application that you will visit or send someone to the last apartment complex where they live and talk to neighbors and set back and watch them sweat and lose eye contact, and you know what you need to do next.Joe Gore

However if you have a screaming good deal that you put under contract after building your network from all the meetups and seminars, etc and start to at least establish yourself as someone who has done their homework and knows their market and take the time to put a 1-2 page pitch template together and then you start talking to everyone you know in real estate...then I bet you'll find the money.

I'd wager it's more like 98% of BP forum visitors will also never actually do a deal.I think what you're seeing is a return to the 2007 mentality: if I (as a wanna-be investor) don't get a deal RIGHT NOW, then I might never get one!
