I was not cognizant of the pertinence the sandwich being malevolent until that was the only concentration everybody had from my original post.

I have talked a little with these investors about out of state syndication but I am now concentrating on getting them comfortable in investing locally.

Concentrate your screening on finding reasons to reject applicants.

You could spend the rest of your life working on this dream, and probably will,  or concentrate on not reinventing the wheel and actually make money beginning now.
