I have no problem contacting 100 agents but want to make sure I am not judging them too harshly.

I’m sorry if this is harsh but I see flippers in my market all the time that leave tens of thousands of dollars on in the deals because of simple mistakes.

I am happy to keep following what math and economics says, so much less drama.

If he wants to be less active, then multi family but hiring a property manager since he has a great career and doesn’t need to be bothered with the everyday drama that can come with being a landlord.

I saw LOTS of 'investors' in 2005-2008 who were (or became) motivated buyers, ultimately face the harsh reality that the market isn't kind to bad financial decisions.

If you feel they're being too harsh, think about their intent.
