Attorneys (want your money), YouTube gurus (want your eyes), and amateurs (don't know any better) will all insist you set up an LLC for asset protection.The truth is, you don't need it.

When they insist on a retail price, I say...  

I insisted we use a title company or the transaction can't move forward. 

Then we give the benefits you get with the HELOC that you can't quite grasp so you insist that it's not a magical formula (something we aren't claiming) and then we start over. 

Your reputation will catch up with you, I promise you it will, sooner or later you'll bump into someone in your area that looks out for the RE industry, someone who deals ethically and insists on ethical and lawful dealings in their area like me.

@Shane Welch The law requires you to honor the previous owner's lease for the term of the lease unless the tenant agrees to sign a new lease or the tenant breaches the lease-- you cannot insist that they sign your lease just because you do not like the lease the previous owner used. 

I’m curious how others handle this, and if they rent but insist on evidence of renter’s insurance, etc.Curious to your feedback.Thanks in advance.Brent
