Southern California home sales hit the brakes in June, falling to the lowest reading for the month in four years.

The brakes are being applied to this economy, and we are in a deer in the headlights moment.

Sure, if there are big red flags they will put on the brakes, but they have no obligation to do so.  

Second, when every economic indicator is telling you to pump the brakes a bit, don't have your clients stomp on the accelerator.

My X in 3 years went in for a door squeak. you only change wiper fluid when needed  wiper blades and brake fluid every 25k miles.. so unless you hit something so far mine have been bullet proof .. now to be fair I have only owned them for 3.5 years and I always buy cars new drive them until I am bored with them and get another new one.. so like my model S I sold that last month ( for a price far better than any other used car vis a vi depreciation) and picking up a new X today ..

I mean really who saw this virus coming I am in Vegas for the 6 months of the year and just watched the governer brake down in tears as he said that ALL non essential business's are to close for 30 days..

I'm kind of seeing the wisdom of going a little bit slower so you can not have the lending situation be so crazy with multiple things in motion at the same time, plus I'm seeing that it would be wise for me to put the brakes on a little bit so I can make sure that all these properties will rent for what my property manager told they told me they would, before I keep going.

Some banks/lender may require more down causing that exact issue and putting the brakes on buying additional rentals.Once you establish who you will go with these conversations should fall into place. 

There are a lot of factors to weigh in terms of repairs and inspection and if you are this unsure of how the process works from a deal flow perspective, you might need to pump the brakes and make sure you know what you are doing so you don't get into a deal that you don't understand.
